Is off-plan property safe to invest in from overseas?
Yes. Dubai's off-plan market is one of the world's most regulated. Buyer payments are protected through government-approved escrow accounts, while every project is regulated by the Real Estate Regulatory Agency (RERA) and overseen by the Dubai Land Department (DLD). These safeguards help ensure funds are used for construction, projects meet strict legal requirements, and your investment is protected. For added peace of mind, always invest with reputable developers through a licensed real estate agency.
Can foreign nationals own property outright in Dubai?
Yes. Foreign nationals can purchase and own property outright (freehold) in designated areas across Dubai. Freehold ownership gives you full ownership of the property and the right to sell, lease, or pass it on to your heirs, with ownership officially registered by the Dubai Land Department (DLD).
Does an off-plan investment qualify me for a UAE Golden Visa?
Yes, it can. Investors who purchase qualifying off-plan properties with a value of at least AED 2 million may be eligible for a 10-year UAE Golden Visa, subject to meeting the UAE government's criteria and approval. Eligibility depends on factors such as the property's value, payment status, and compliance with current immigration regulations.

Dubai has strong regulatory safeguards in place to protect buyers. Off-plan projects are monitored by the Real Estate Regulatory Agency (RERA) and the Dubai Land Department (DLD), with buyer funds held in government-approved escrow accounts. If a project is delayed or cancelled, established legal procedures are followed to protect purchasers, including the management or refund of escrow funds where applicable under UAE law.
What are your fees, and who pays them?
Our service is provided at no additional cost to you. For off-plan properties, our commission is paid by the developer, so you receive the same price as buying directly while benefiting from independent advice, market comparisons, and support throughout the entire purchase process.
What deposit and payment structures are typical?
Most off-plan properties require an initial deposit of 10–20%, with the remaining balance paid in instalments linked to construction milestones and a preset timeline. Many developers also offer attractive post-handover payment plans, making it easier to spread the cost while your investment has the potential to appreciate during construction.
